When we receive our new properties from housing developers, there is a ‘defect period’, which varies from property to property but is generally 12 months. The 12 months start from when the builder hands over the property to us, not when you move in.

In this time we handle issues which are either reported by you through our Customer Contact team or that we are aware of.

A defect might be:

  • A door that does not close properly,
  • Hot water not working, or
  • Anything else that should be dealt with so you can enjoy your new home.

After you have reported the defect, we will let you know whether we will immediately fix the defect or deal with it at the end of the defects period.

We will not deal with defects or repairs if they have occurred because you have:

  • Put in new fittings
  • Made alterations, or
  • Made additions to your home.

All of our new homes have a warranty for major structural faults. This warranty normally lasts for either 10 or 12 years. If you think that your home is suffering from a major structural fault, please let us know immediately and contact the organisation that your buildings insurance is with. You will have been given a certificate to confirm this warranty when you bought your home, and your leasehold services officer will be able to confirm who your insurance is with.
